Every package includes up to 30 hand-edited HDR photos, a 2D floor plan, sky and lawn enhancement and a virtual twilight, delivered within 24 hours. Tour adds a Zillow 3D tour; Complete adds the tour, a social reel, an interactive floor plan and a second twilight.

3D tours and floor plans

Buyers can walk the home in 3D and see how the rooms connect on a measured plan, captured on the same visit as the photos. Here are both from a recent new build.

Turnaround

Standard delivery within 24 hours of the shoot. Need it sooner? Rush delivery ($50) gets photos to you the same day.

Free within 25 miles of North Brunswick. Beyond that, $0.25 per mile. Covering Middlesex, Monmouth, Somerset, Mercer and Union counties. See the service area

Prepare your home for photos

Twenty minutes of preparation makes more difference than any edit. This checklist goes out with every booking confirmation.

Whole house

  • Turn on every light and replace burnt-out bulbs, ideally all the same color.
  • Open blinds and curtains; turn off ceiling fans and TVs.
  • Put away personal photos, mail, keys, chargers and paperwork.
  • Vacuum, dust and wipe mirrors and glass.

Kitchen

  • Clear the counters except one or two decorative pieces.
  • Hide dish soap, sponges, towels and the trash can.
  • Clear everything off the front of the refrigerator.

Bathrooms

  • Put toilet lids down and clear toiletries off counters and showers.
  • Hang fresh, matching towels, folded neatly.
  • Straighten shower curtains and remove bath mats.

Bedrooms and living areas

  • Make beds and smooth the covers.
  • Clear nightstands, coffee tables and floors.
  • Plump pillows and hide remotes, cords and pet beds.

Outside

  • Move cars out of the driveway and away from the front of the house.
  • Close the garage doors and put trash bins out of sight.
  • Mow, sweep the porch and coil up hoses; put away toys and tools.

On the day

  • Make sure I can get in at the booked time: lockbox, code or a person.
  • Plan for pets to be out or contained, with bowls and beds put away.
  • Leave the lights on when you go.

How should the home be prepared?

Lights on, blinds open, counters cleared, cars out of the driveway and personal items put away. The prepare-your-home checklist covers it room by room; it comes with your confirmation email and is on the Services page as a PDF.

How long does a shoot take?

For most homes, about an hour. Larger homes, twilight shoots and video add time. I will tell you if a booking needs longer.

What happens in bad weather?

Interiors go ahead rain or shine. If the weather would hurt the exteriors, I reschedule them at no charge, or shoot them on the day with sky replacement if you would rather keep the listing date. Twilight shoots move to the next clear evening.

Who owns the photos?

I keep the copyright, and you get a license to use the photos to market the listed property for as long as you represent it: MLS, Zillow, social media, print and your own site. Sellers and builders can use them for that listing too. Selling or passing the photos to another agent, brokerage or publication needs my permission first.

Can I reschedule?

Yes. Reschedule for free up to 24 hours before your shoot using the link in your confirmation email, or just get in touch.

Does the agent or seller need to be there?

No. As long as I can get in and the home is ready, nobody needs to stay. If the home is occupied, the seller is welcome to be there, and I will work around them.

How do I give you access? Do you use lockboxes?

Yes. Add the lockbox location and code, a door code, or the name of whoever will let me in when you book. Access details are only visible to me and are deleted after the shoot.

When will I get the photos?

Within 24 hours of the shoot, as a download link for you and your seller. Book rush delivery and they will be in your inbox the same day.

Do you charge for travel?

Travel is free within 25 miles of North Brunswick. Beyond that it is $0.25 per mile, added to your booking.

Is the 3D tour from Zillow?

The tour is captured with Zillow’s 3D Home tools, so it shows on your Zillow listing, and you also get a link to share anywhere. Akari Media is an independent photographer, not affiliated with or endorsed by Zillow.
